Excavation and backfilling of foundation with on site materials
Finish grading of existing topsoil on site
CONCRETE
Form and pour house foundation walls and garage walls as per plan
Weeper tile and sump pit
3/4" stone over weeper tile and under basement floor slab
Damp proof foundation - wrap foundation with drainage layer
3" concrete floor c/w control joints in basement
4" concrete floor c/w control cuts in garage
FRAMING
All dimensional lumber to be Kiln dried #1 and #2 construction grade material
All exterior walls 2x6 and interior walls 2x4 @16 o/c unless otherwise specified on plans
Exterior wall sheathing to be 1" insulation board unless otherwise specified
Roof sheathing to be 1/2" standard spruce plywood
2"x10" spruce floor joists @ 16 o/c or engineered floor joist unless otherwise stated on plan
Floor plywood to be 5/8" T&G spruce screwed and glued
House wrap installed on all exterior walls as necessary
Conventionally cut roof system or engineered roof truss installed as specified on plans
ROOFING
Asphalt roof shingles c/w life time manufacturer's limited warranty
Aluminum eave starter, installed at eaves
Roof vent louvers or continuous ridge venting as required
Pre-finished metal valley installed in all roof valleys
36" wide Ice & Water shield installed in all roof valleys and other vulnerable areas
15lb roofing felt paper installed on remainder of roof where needed
EXTERIOR DOORS & WINDOWS
All windows are Low E Argon filled
All exterior man doors to be metal or fiberglass insulated c/w vinyl/aluminum clad exterior frame
All entrance doors into home to have dead bolt locks
Insulated overhead garage doors c/w automatic openers

5" seamless aluminum eaves tough c/w down pipes
